  1. Sign must comply with all applicable codes and local ordinances. Landlord’s consent to your proposed sign is required prior to application to the Township for a building permit. Sign plans shall be submitted to Landlord for approval with a certificate of insurance from the Tenant’s sign contractor. Send your submittal to:

  1. All signs are to be individual channel letters of non-serif, serif or script type.  No wire channels or raceways are permitted.  Box type signs are not permitted.  All letters are to be constructed of aluminum with a 3/16” translucent acrylic plastic or high impact acrylic plastic face. Wording of the sign is limited to the name of the store only. Logos are not permitted by the Township.

3.         Each sign must be fabricated in one (and only one) of the following colors.  These are the only colors permitted by the Township, and the faces, trim, and returns must all be the same color.  Colors are noted For Rohm & Haas Color ID numbering system and for Cyro Industries Color ID numbering system; manufacturers can revise their numbering systems at times – it is the Tenant’s obligation to find the correct and corresponding color number equivalent; consult with the plastic manufacturer or distributor:

In choosing your color, be aware that the existing sign band color is SW-6072

“Versatile Gray,” except on the Steinmart façade which is SW-6010 “Flexible Gray.”

  1. All signs are to be centered horizontally on the storefront, all on one line. Store names with more than one word are not to be stacked.  The vertical center line of the channel letters must be 4’6” above the bottom edge of the canopy (see diagram). 
  2. The minimum margin between the sign and lease line is 5 feet, unless specifically reduced by Landlord in writing.
  3. The maximum height of letters is 3 feet, and all letters must be the same height.  The maximum sign area permitted by the municipality is 40 SF. 
  4. All letters must be 5 inches deep.
  5. Signs shall be illuminated.  No sign or window lighting in the Shopping Center shall be a moving sign, a flashing sign or light, an intermittently lighted sign or light, a sign having characters which are intermittently lighted or a sign or light having exposed neon tubing. 
  6. No letter or painting shall be placed upon the interior or exterior of the windows of the demised premises.

10.       All electrical work, equipment, materials and wiring shall comply with codes and ordinances of governmental agencies having jurisdiction. All electrical work must be performed by a licensed electrician. All signs are to be UL listed and labeled; and are to be constructed and installed in compliance with Underwriters Laboratories requirements and the National Electric Code (NEC).  Tenants are required to provide a Certificate of Approval from Holmdel Township upon issuance.  Send this to the address indicated at #1, above. 

  1. Tenant is responsible to furnish and install an emergency electrical disconnect switch inside the canopy space and before the transformer.  The manufacturer’s name, the UL label, and the tenant’s store name must all be marked on the equipment you install inside the canopy.   These are requirements of the municipality as well as the Landlord.
