1. Landlord’s written approval of Tenant’s sign drawings and specifications is required, prior to any fabrication or installation. Landlord reserves the right to reject any sign design which in its sole opinion is not compatible with the esthetics of the Shopping Center. Sign plans shall be submitted to Landlord for approval and signs shall be installed thirty (30) days following written notice of approval from Landlord. The submittal must include a certificate of insurance from the Tenant’s sign contractor.
2. Criteria with respect to Tenant’s exterior signs:
A. Signs shall be comprised of internally illuminated channel letters with lamps contained wholly within the depth of the letters.
B. No exposed raceways, ballast boxes, or transformers will be permitted.
C. Signs shall have no moving or flashing lights.
D. Signs shall be restricted to the area designated “sign fascia” and no sign shall be longer than 75% of the width of the Demised Premises.
E. No sign shall be more than twenty-four (24”) inches in height.
F. The wording of the sign shall be limited to the store name only.
3. No sign or window lighting in the Shopping Center shall be a moving sign, a flashing sign or light, an intermittently lighted sign or light, a sign having characters which are intermittently lighted or a sign or light having exposed neon tubing.
4. No lettering or painting shall be placed upon the interior or exterior of the windows of the Demised Premises.
5. All electrical work, equipment, materials and wiring shall comply with codes and ordinances of governmental agencies having jurisdiction. Electrical work must be performed by a licensed electrician in accordance with all electrical codes.
6. All signs shall be mounted away from the face of the fascia (i.e., a spacer shall be installed between the individual letters and the fascia).
